Performing arts fitout completed for Brent Street, delivering upgraded dance, singing, foyer, and support spaces at The Entertainment Quarter.

Client Brief

Brent Street engaged DY Constructions Australia to transform an existing tenancy into a multi-purpose performing arts facility to support their expanding operations. The brief included the conversion of a former wine bar into a functional dance and rehearsal environment, incorporating a main dance studio, singing rooms, bathrooms, office areas, accessibility upgrades, and supporting building services.

Challenges

The project was large and complex, with a six-week construction programme delivered over the Christmas and January period when many trades and suppliers were on break. As the works involved an extensive refurbishment of an existing building, the team also had to manage site discoveries, services coordination, accessibility compliance requirements, and the sequencing of multiple trades within a tight timeframe.

The Solution

DY implemented a highly structured project management approach, with detailed scheduling to coordinate trades and keep the programme moving efficiently. Consultants were engaged where required to assist with design development, building services, and accessibility compliance, including ramp works, door adjustments, and access-related upgrades. Careful sequencing allowed the team to manage discoveries and deliver the transformation within the required timeframe.

The Result

The completed project delivered a major building transformation, converting an aged former hospitality space into a modern performing arts facility for Brent Street. The new facility provides a flexible environment for dance, singing, rehearsal, office use, and musical theatre activities, supporting the client’s growth with upgraded studios, improved amenities, accessible access, and high-quality finishes throughout.

Scope of Works

  • Site Preparation & Demolition – Site establishment, protection works, stripout, and removal of selected existing partitions, ceilings, flooring, joinery, ductwork, and redundant building elements.
  • Building Works – Construction and make-good works including wall linings, plasterboard ceilings, acoustic partitions, new doors, bulkheads, skirting, and service room upgrades.
  • Raised Floor Construction – Structural steel raised floor works, including engineering certification, staircase, ramp access, and associated floor framing.
  • Dance Studio Flooring – Installation of a new sprung subfloor with ramping to doorways, finished with black STM Multiflor vinyl suitable for dance and performance use.
  • Acoustic & Studio Works – Installation of acoustic treatments, including high-performance ceiling acoustic panels and acoustic upgrades to new singing rooms.
  • Mirrors & Performance Finishes – Supply and installation of wall-mounted mirrors with black powdercoat skirting to support dance and rehearsal use.
  • Foyer & Accessibility Works – Accessibility upgrades to the foyer area, including new ramp and staircase works, stainless steel balustrades, TGSIs, step nosings, and slip-resistant epoxy flooring.
  • Flooring Works – Installation of carpet tiles with acoustic backing to selected rooms, epoxy flooring to warehouse/storage areas, and floor preparation works throughout.
  • Hydraulic & Amenities Works – Installation of stainless steel trough, water bottle filler strip, and associated plumbing works.
  • Essential Services Works – Electrical, communications, emergency lighting, fire protection, fire sealing, mechanical ventilation, and air conditioning adjustments to support compliance and operation.
  • Completion Works – Waste removal, progress cleaning, detailed commercial clean, quality control inspections, and final handover.
