Project overview
Design and Delivery of a Dual-Tenancy Commercial Kitchen and Food Production Facility with Integrated Warehouse Upgrades and Compliance to AS 4674 Standards.
Client Brief
The client approached DY Constructions Australia to deliver a purpose-built commercial facility to support the operations of two fast-growing food brands—The Cupcake Factory and Daily Dough Co. They required a compliant food production space with integrated kitchen, wash zones, and storage, alongside a functional warehouse layout. The project needed to meet AS 4674 hygiene standards and secure Sydney Water approval for all hydraulic works. DY was engaged to manage the full design and construction process, including coordination with client-supplied catering equipment and layout preferences.
Challenges
Delivering the project involved several key challenges, particularly relating to regulatory compliance and site constraints. The installation of the new grease trap required concrete cutting and excavation, with careful coordination needed to avoid disrupting existing services. Achieving AS 4674 compliance demanded precision in layout planning and materials selection, while also satisfying Sydney Water’s requirements for commercial kitchen operations. Additionally, staging works to accommodate both food brands within a shared tenancy required close attention to functional zoning and workflow efficiency.
The Solution
To overcome these challenges, DY Constructions worked closely with hydraulic consultants, Sydney Water, and a private certifier to ensure all drainage and fixture requirements were met. Concrete cutting and trenching were carried out with precision, with minimal impact to the surrounding structure. The team provided tailored layout solutions to meet AS 4674 standards, including the use of food-grade finishes, epoxy flooring, and stainless steel joinery throughout the kitchen and wash zones. Regular client meetings and staged delivery ensured both brands could operate effectively within the shared space while maintaining operational compliance.
The Result
The project was delivered on time and to full compliance, with the new facility certified under AS 4674 and approved by Sydney Water. Both The Cupcake Factory and Daily Dough Co. were extremely satisfied with the outcome, which provided them with a fully operational, hygienic, and functional space for daily food production. The fitout achieved its goal of combining two brands under one roof, enabling streamlined operations in a purpose-built commercial kitchen environment.
