Multi-level office fitout completed for Metricon Homes and its ABC Homes division at Lexington Drive, Bella Vista.

Client Brief

ABC Homes engaged DY Constructions Australia to complete a small office alteration project at their Bella Vista premises. The client required the installation of new partition walls between the meeting area and showroom kitchen to improve space functionality, as well as associated painting works to match the existing finishes. The brief also included floor protection, containment barrier setup, and general site clean-up to ensure minimal disruption to the surrounding areas during the works.

Challenges

Although this was a relatively minor scope, care needed to be taken to minimise dust and disruption in an operational office setting. Additional attention was required to preserve the condition of existing finishes and flooring, which necessitated strategic planning of access and work zones.

The Solution

DY implemented full floor protection and a sealed containment barrier to isolate the works area from the rest of the tenancy. The bottom framing tracks for partitions were secured using double-tape adhesive instead of direct floor fixings, preventing any damage to vinyl plank flooring. General cleaning, waste removal, and daily tidy-ups ensured a safe and professional working environment throughout.

The Result

The project was completed efficiently, with all works delivered to a high standard and in line with the client’s expectations. The new partitioning blended seamlessly with the existing layout, improving functionality without affecting the surrounding finishes. ABC Homes was pleased with the outcome and appreciated the cleanliness and professionalism maintained onsite.

Scope of Works

  • Partition Works – Installation of full-height plasterboard partitions and aluminium-framed glazed walls to create new enclosed offices and separate the meeting room from the showroom kitchen.

  • Doors & Hardware – Supply and installation of new solid-core and glazed doors with compliant lever hardware throughout the newly partitioned spaces.

  • Showroom Modifications – Reconfiguration of walls and layout to better separate the meeting space from the client showroom area.

  • Workstation Relocation – Adjustment and relocation of existing workstations, including removal and reconnection of associated floor boxes and power/data outlets.

  • Flooring & Finishes – Carpet tile replacement and patching to suit new layout; minor ceiling tile repairs and patch painting to restore finishes post-demolition.

  • Coordination & Staging – Works planned and staged to minimise disruption to Metricon’s operations, with after-hours and weekend work as needed.

  • Final Touches – Cleaning, waste removal, and final detailing prior to staff reoccupation and project closeout.
