End of lease make good completed for Finstro’s former Margaret Street tenancy, including full strip-out, patching, and reinstatement works.
Client Brief
Finstro engaged DY Constructions to undertake a comprehensive end-of-lease make good and strip-out of their office space at Margaret St, Sydney. The brief included the careful dismantling of partitions, walls, kitchen joinery, and reception counter, along with repairing ceilings and walls, repainting surfaces, removing existing floor coverings, and relocating furniture to support the tenant’s transition from the premises. The client required the space to be returned to base building condition in line with make good obligations and tight building management requirements.
Challenges
One of the main challenges of this project was completing a high volume of strip-out and make good works within an occupied CBD building, requiring strict coordination to avoid disruption to neighbouring tenancies. Additional complexity arose from the relocation and reuse of existing glass partitions and furniture, which had to be dismantled and installed without damage. Coordination with multiple trades and building management also required close oversight to avoid delays and maintain compliance with house rules.
The Solution
DY Constructions implemented temporary containment barriers, strict dust management protocols, and after-hours scheduling where required to minimise disruptions. All trades were coordinated under a single project management team to ensure smooth sequencing, and existing partitions and furniture were dismantled and reinstalled with precision to avoid unnecessary costs. Repairs to ceilings, walls, and floors were carried out using commercial-grade materials to match original finishes, ensuring a seamless final presentation.
The Result
DY Constructions successfully completed the strip-out and make good scope, allowing the client to vacate the premises on time and meet all building handover conditions. All surfaces were repainted, partitions removed, flooring reinstated, and the workspace restored to a clean, compliant state.
