Office and Warehouse Make Good for Commercial Tenancy Handover for nVent.
Client Brief
nVent engaged DY Constructions to carry out an end of lease warehouse stripout and make good project in line with their lease obligations and relocation timeline.
The scope of works was prepared by the landlord and outlined in a schedule of make good document provided by Knight Frank. DY was responsible for following this brief and delivering the works within a strict timeframe. The client relied on DY to ensure the warehouse was returned to its original condition in full compliance with both building requirements and lease terms.
Challenges
The warehouse make good was delivered under a strict timeline, with all works required to be completed prior to lease expiry. A key challenge was the removal of a large volume of dynabolts from the warehouse power racking, which required core drilling and infilling with epoxy resin to restore the concrete slab. Additionally, the workshop area contained an epoxy membrane, which required specialised preparation and removal to meet make good standards. The accelerated program demanded careful coordination to ensure all obligations were met within the lease-mandated timeframe.
The Solution
DY engaged specialist contractors to manage the extensive dynabolt removal, including core drilling and patching to reinstate a clean, compliant concrete slab. To address the tight program and lease deadline, DY relied on experienced subcontractors and implemented a tightly coordinated schedule to ensure seamless project delivery. The epoxy membrane in the former workshop area was diamond ground and treated with a commercial-grade clear concrete sealer, restoring the surface to meet make good standards. These measures ensured full compliance with landlord requirements and delivered a warehouse ready for incoming tenants.
The Result
The project involved a full end-of-lease warehouse make good and stripout, including removal of warehouse racking, redundant services, signage, floor finishes, and office partitioning. DY reinstated all surfaces in accordance with the landlord’s make good scope, including concrete slab repairs and sealing. Handover inspections were conducted to ensure compliance, and both the landlord and building manager were satisfied with the final result. nVent was pleased with the outcome and subsequently engaged DY for the fitout of their new premises. The building was handed over on time, fully compliant, and ready for occupancy by incoming tenants.
