Client Brief

Loanworks engaged DY Constructions to deliver a full design and construct fitout for their new office in Ultimo. The client required space planning, interior design, and a comprehensive furniture package including new chairs, workstations, and breakout seating. Key elements of the brief included upgrading external glazing, partitioning new meeting rooms, installing new kitchen flooring, and delivering colour and finish selections that aligned with their brand and workplace needs.

Challenges

A key challenge involved determining the most efficient furniture layout and space planning to maximise functionality within the tenancy. Replacing the existing external glazing presented coordination and compliance considerations due to its location and access limitations. The project was also delivered under a strict timeline, with the client requesting a fast turnaround to minimise operational downtime.

The Solution

DY Constructions’ interior design team developed an optimised layout that efficiently accommodated all required furniture and workstations. To address the external glazing replacement, DY coordinated closely with experienced subcontractors to safely and compliantly replace each panel one by one. The team also worked with trusted furniture suppliers to ensure rapid delivery and installation of all items. Through effective project management and close collaboration with the client, DY successfully delivered a fitout that met both the design intent and tight program requirements.

  • Ceilings & Lighting – Ceiling tile replacement and reconfiguration, with new LED lighting layout across work zones.
  • Flooring & Finishes – Supply and install of carpet tiles and vinyl flooring; painting of walls, doors, and trims throughout.
  • Joinery & Furniture – Custom reception desk, kitchen joinery, workstations including new sit-stand desks, and storage units.
  • Electrical & AV – Upgraded power outlets, data cabling, AV provisions for boardroom, and switchboard modifications.
  • Mechanical & Fire – Adjustments to air conditioning, return air grilles, and fire protection components to suit new layout.
